Delineating the BECx Role in Projects

Building Enclosure Commissioning is still relatively new to the construction industry; as such, we find one of the challenges from the start of a project is a lack of understanding from the greater project team as to the Building Commissioning Provider (BECxP) role in the project. The BECxP is commonly synonymous with the Building Envelope Consultant, the Roof Association Accreditation Reviewer, or the Architect. It is the responsibility of the BECxP to ensure that roles are clearly defined and consistently perform the work required of the role, and redirect questions or risks held by the Design Team. This is most challenging for Contractors or Designers with no previous exposure to the Commissioning Process.

This experience offers the unique position of understanding the complexities and requirements of each role, how they are delineated and how the entire process can be most efficiently completed.

Using three projects as examples, one as BECxP with no Project Envelope Consultant, one where Entuitive performed the role of BECxP with a separate consulting firm acting as Building Envelope Consultant, and one where Entuitive, the firm, were hired both as BECxP and Building Envelope Consultant, we will delineate the roles and responsibility of the BECxP to all other parties on the project
