Soft Landings: Designers, Builders, Operators, and CxP Working as a Team

Soft Landings Framework was authored and created by an industry task group in Europe consisting of consulting firms, design firms, and non-profit and for-profit organizations. The group was working under the premise that the building industry has been incapable of learning about the performance of the buildings we design, construct, and operate. Other industries thrive and survive by continually improving by utilizing lessons learned from one project to the next. However, this is rarely done in our industry, which has the primary goal of capital costs. There is a growing need, both voluntary and mandatory, for low carbon buildings, in some locations faster than in others. Soft Landings can help close the loop between design, construction, operation, feedback, and back to design again. The presentation gives examples of documentation utilized in the framework during the different phases of a project and the commissioning process and why the CxP is a perfect candidate for the Soft Landings Framework.

Learning Objectives:

  1. Identifying where the involvement of all CxTeam members in the process should be to ensure performance on a project
  2. Describe the importance of feedback from all CxTeam members as a learning tool both for current and future projects.
  3. Define Soft Landings Framework's and their definition of what proper turnover actually means and its impact on owner relationships with the CxTeam members throughout the stages of a project.
  4. Explain how a post-occupancy triage and continued involvement by the client, design, and construction teams is the only way to truly get the best out of the life of a project.
