Increasing Effectiveness of Pre-Functional Checklist

Many commissioning providers (CxP) feedback regarding pre-functional checklists (PFCs) is that they spend too much time developing them and don't get much value out of them as subcontractors tend to not accurately and completely fill them out. Cornerstone has completed PFCs for over 900 projects and has found that by not only creating but also completing the PFCs, we can provide better quality control, turnover higher performing systems, and save time and overall project cost. In addition, increased confidence in PFCs sets up the team for a much more successful round of functional performance testing with fewer issues to resolve at the end of the project. It only takes a little effort to convince the owner of the benefits, and most owners have testified to the exponential increase in value brought to the project by ensuring systems are installed properly and performing at peak levels.

Learning Objectives:

1. Develop pre-functional checklists for future commissioning projects.
2. Take ownership of the completion of pre-functional checklists.
3. Communicate to owners the benefits of the CxP completing pre-functional checklists and shifting the scope and associated cost from contractors to the CxP.
4. Express that the contractor is still responsible for completing quality control checklists.
