    Repair, Defer, or No Action: Leveraging Structure Movement Monitoring for Efficient Capital Planning and Decision Making

    Description

    Visual distress symptoms can be alarming to building owners. Many times these symptoms lead to costly and disruptive repairs, however not all distress symptoms are equal. In many situations, structure movement monitoring can help an Engineer evaluate these concerns and develop targeted and timely recommendations, providing tremendous value to the Owner. Sloped floors, racked windows and doors, or step-cracks in masonry and foundation walls can be indicative of a variety of problems. The symptoms could be a sign of structural distress in need of immediate and emergency repair or conversely may be the remnant of movement that occurred some time ago and has stabilized. An effective structure monitoring program helps Owners understand the source of distress, serves as a tool to document symptoms over time, and ultimately helps the Owner and its Engineer make decisions about the timeliness of repairs needed, if any. Structure movement monitoring can also be used to confirm the performance of completed repairs. This seminar discusses some of the available movement monitoring tools, how to plan an effective movement monitoring program, and how the information can assist in making and prioritizing appropriate repairs.

    • Steve Keppel, P.E.

      Steve Keppel joined Simpson Gumpertz & Heger Inc. (SGH) in 2006. He has been involved in diverse applications of geotechnical, civil, and structural engineering. His projects include design, investigation, and monitoring of residential, commercial, and industrial buildings and structures. Recent projects include investigations of building settlement, design of building settlement mitigation, seepage analyses of dams and embankments, design of earth support systems, timber pile foundation evaluations, assessment of impacts to buildings due to adjacent construction (vibration, excavation, and dam removal), precision movement monitoring, and groundwater and geotechnical instrumentation.

    • Giuliana Zelada-Tumialan, P.E.

      Ms. Zelada-Tumialan joined Simpson Gumpertz & Heger Inc. (SGH) in 2003. She is experienced in geotechnical and construction engineering, providing planning, design, and construction support services in the areas of shallow and deep foundation systems, earth retention systems, dam seepage and stability issues, ground stabilization, underpinning, groundwater recharge, and permanent and temporary dewatering, for residential, commercial, and industrial buildings, power stations, and substations. Ms. Zelada-Tumialan has participated in several investigations into causes of building/structure deformations, dam seepage and stability issues, retaining wall failures, earth embankment and slope failures, and adjacent construction Impacts. Ms. Zelada-Tumialan also provides geotechnical consulting services for evaluation of construction and insurance claims, as well as support of litigation for Insurance and attorney clients.
