From Attorney to Inmate - 213705

On January 16, 2001, I achieved one of the greatest triumphs of my life when I was sworn in as an attorney in the Commonwealth of Virginia. Nearly ten years later on June 21, 2010, I was sentenced to 20 months in federal prison by the United States District Court for the Eastern District of Virginia Norfolk Division in connection with four real estate closings I conducted for an investor in 2006. Eighteen days later I reported to Butner Federal Prison Camp to begin my sentence.

I am quite certain that most of you either know or have heard of a fellow attorney or title agent who has been indicted for a real estate related crime. It seems to be happening everywhere. The United States Attorney is really cracking down on financial crime. As real estate closers, more than ever you have to be mindful of everything you do.

You are probably thinking that I am just another crooked lawyer who devised some elaborate scam to rip people off. That’s where you are wrong. My profit from the 4 transactions was my normal closing fees which totaled less than $6000.00. Quite frankly, at the time of the transactions, I did not even realize that I was committing a crime. I was a lawyer who took pride in keeping my investor clients away from grey areas. I cannot count the number of times that I directed a client away from doing something that could have landed them in trouble. When it comes down to it though, none of this matters. It only takes once.

My program tells the story of how I went from a respected attorney to a federal inmate. I will go into detail about how critical decision making, poor staff management, ignorance, as well as other things led to the loss of my law license and incarceration. I will also touch on several instances of real estate fraud which have taken place around the country.

The program is inspirational, informative, motivational, as well as entertaining. Find out “What Went Wrong” for me, and discover how to prevent something similar from happening to you!

I am a firm believer that real character is defined by how we conduct ourselves when we are faced with adversity.” Stephen M. Gunther
